Property Transfers, Survivorship and Transmission
Not every conveyancing matter is a sale. Sometimes you simply need to change who is recorded on the title, and we are glad to help you do that correctly.

What is a Section 32 Vendor’s Statement?
A Section 32 is a disclosure document the seller must give the buyer before the contract of sale is signed, as required by the Sale of Land Act 1962. It sets out title details, encumbrances, easements, planning and zoning information, rates, outgoings and any notices affecting the property. If it is incomplete or incorrect, the buyer may have grounds to end the contract, so it needs to be prepared with care.
What is a survivorship application?
When one owner of a property held as joint tenants passes away, the surviving owner becomes the sole owner by law. A survivorship application updates the title at Land Use Victoria to remove the deceased person’s name. We can prepare and lodge this on your behalf.
